Beachten Sie daher stets auch die Geb\u00fchren f\u00fcr Grundbuchseintragung, Grunderwerbsteuer und Vertragserrichtung. Der Verk\u00e4ufer hat die Immobilienertragsteuer zu bezahlen.<\/p>\r\n<ul>\r\n<li><strong>Planen Sie Umbauma\u00dfnahmen, Reparaturen?<\/strong><\/li>\r\n<\/ul>\r\n<p>Bestehen Auflagen bei einem bereits bestehenden Bau, wie etwa Denkmalschutz? Somit sch\u00fctzen Sie sich vor Anspr\u00fcchen Dritter.<\/p>\r\n<ul>\r\n<li><strong>Ein sicherer Kaufvertrag beugt k\u00fcnftigen Streitigkeiten vor.<\/strong><\/li>\r\n<\/ul>\r\n<p>Bei der Errichtung des Kaufvertrages sollte der Vertragsverfasser neben Kaufpreish\u00f6he und Art der Zahlung auch Themen wie Gew\u00e4hrleistung, Widmung des Grundst\u00fcckes und mit\u00fcbertragene Pflichten oder Rechte kl\u00e4ren.
